Course Description:

This broker pre-licensing education course covers key concepts, theories, and principles essential to understanding the valuation of properties that produce income.

In this course, you will:
• Determine relationship between income-producing property characteristics and valuation process
• Review methodology applied in market and feasibility studies
• Examine market analysis for specified property types
• Examine highest and best use principles, including relevance and relationship to economic theory
• Review Income Capitalization, including present and future benefits; rates of return; risk analysis and capitalization methods
• Review Gross Income and expenses analysis, including that of lease types and contract versus market rents
• Calculate effective gross income, including fixed and variable expenses, and reserve funds
• Apply capitalization principles: derivation of capitalization rates; band of investment techniques; residual techniques; and gross income multipliers
• Apply yield capitalization principles and cost and direct sales comparison approaches to apartment buildings, industrial buildings, commercial buildings, & office buildings
• Calculate and analyze internal rates of return and measure of performance investment, including pay back periods, net present value, debt coverage ratios, and tax considerations

This course does involve significant math calculations, and a basic financial calculator is suggested but not required.


This is a six-session, 30-hour course. It is Pennsylvania State Real Estate Commission-developed for 2 credits towards broker's license requirements. Depending on Commission requirements issued during any renewal cycle, it has the potential to fulfill continuing education hours toward a license renewal as well.

You'll receive an invitation.

Once you register and pay for your virtual courses or classes, you will separately receive a receipt for payment; an e-mailed invitation for your session from Polley; and a link to download the digital course materials.

The invitation will contain a link to the session itself in the form of a 9-or-more digit number called a Meeting ID. When you join a meeting, you are prompted to provide the Meeting ID. You'll also receive a pass code that you'll be asked to type in to authenticate your attendance.

If you're not registered, you can't join.

Only registered learners, authenticated by Polley Associates, can join our virtual courses or classes. Learners are required to sign into using a Zoom account, and their e-mail addresses and registered name must appear on our approved list. Those entering a session will be temporarily held in a "waiting room" before a Polley representative grants them permission them to join.
