PA Real Estate Sales License Requirements
Education. An exam. Affiliation with a licensed broker.
Pennsylvania's
Real Estate Licensing and Registration Act sets specific requirements
for persons interested in obtaining a Pennsylvania real estate sales
license.
- Attendance
Learners should be on time and attend all sessions of their
courses. Minimum attendance of at least 80 percent (24 hours) of
each 30-hour course is required to attain a satisfactory
attendance record. Timed record-keeping begins and ends when the
instructor designates a class starts and ends. Punctuality is
important. Excused absences are permitted in emergency
situations. Learners with less than 80-percent attendance will
not pass.
- Fees
The state of Pennsylvania charges certain fees to obtain or
maintain a real estate sales license. Fees most often paid by
newcomers to the business are $56 (the cost of taking the state
real estate licensing exam) and $131 (the initial cost of
licensure after passing the exam and affiliating
with a broker). These fees are NOT included in tuition or
other costs charged by Polley
Associates.
- Initial testing paperwork
Upon successful completion of both real estate sales license
classes, Polley provides necessary forms and complete
instructions on how and where to apply to take the licensing
exam. Exams are administered by appointment only, and taken on a
computer. Several exam locations are available across
Pennsylvania, and are convenient to a majority of learners.
- Initial license paperwork
Once you successfully pass the licensing exam, you must apply
for the license itself.
Along with a properly completed application to become a
licensee, applicants also must provide:
- Payment for the initial licensing fee, $131.
- A sworn statement from a broker with whom the applicant desires to be affiliated.
The broker must certify he or she will actively supervise and train the applicant.
- Official transcripts proving you have taken and passed the required licensing courses,
Real Estate Fundamentals and
Real Estate
Practice. These transcripts are furnished by Polley Associates after you successfully finish its courses.
- Any details of a criminal conviction
When applying for a real estate sales license, the state demands
to know the "complete details of a conviction of, or plea of guilty or nolo contendere to, a felony or misdemeanor, and the sentence imposed."
The effects of a conviction upon an applicant's opportunity to
obtain a license vary from case to case. All questions should be
directed to the Pennsylvania State Real Estate Commission in
Harrisburg PA. Its phone number is 717-783-3658.
