ABR® And The Death Of Sub-Agency

Sub-agency is antiquated, impractical, and dangerous.

In most states, sub-agency is dead. Knowledgeable brokers have concluded sub-agency is antiquated, unrealistic, impractical, unnecessary and dangerous.

With the 1993 changes in the Multiple Listing Service and the subsequent renunciation of sub-agency by major real estate companies nationwide, practitioners who previously offered only seller agency now offer buyer agency as well. It's a practical necessity to properly serve the consumer real estate buyer. 

The debate over whether or not to offer buyer agency is history. Now the issue centers on how to provide such service - whether exclusively or in combination with traditional seller representation - and the quality of the service rendered. 

Consumers are more aware of agency options as major consumer groups such as the Consumer Federation of America, American Association of Retired Persons, and recognized consumer advocates have taken up the cause of buyer and seller representation.
