Pennsylvania Broker License Requirements
3 years' experience. 240 hours of education. Points. An
exam.
To become a licensed broker in
Pennsylvania one must:
- Be 21 years of age or older;
- Complete 240 hours of education.

- Download a Broker Examination
Approval Application form, SPOA
2103, from the the Pennsylvania
State Real Estate Commission.
Complete it and submit with fee,
transcripts and summary of
experience. See experience
below.
- Await notification of
application approval and
authorization to sit for the
Broker Examination.
- Pass the Broker’s Examination.
Once this exam is passed,
licensees may become Associate Brokers
(working under the supervision of
a broker of record or sole
proprietor) or
become a broker-of-record or a sole
proprietor.
Education
A high school diploma or its
equivalent is required.
Applicants additionally must earn 16 credits (240 hours) of
specialized real estate
education. Fifteen (15) hours of
instruction yields one (1) credit; 30
hours, 2 credits; 45 hours, 3 credits.
Most Polley Associates' broker courses
are either 15- or 30- hour courses. College degrees
are NOT applicable unless the degree major is real estate, or course
work equivalent to a major in real
estate, or a juris doctor
degree.
- Due to changes promulgated by the Pennsylvania
State Real Estate Commission, candidates for a Pennsylvania Broker’s License
must take:
- Two (2) of their required 16 course credits in a
Commission-required Real Estate Office
Management course, and two (2) more of the
required 16 in a Commission-required
Real Estate
Law course.
- At
least six (6) of the remaining 12
credits shall be in three or more
of the Commission-developed
courses listed in this paragraph:
- Real
Estate Law
- Non-Residential Property
Management
- Real Estate Finance
- Real Estate Sales
- Real
Estate Investment
- Residential Construction
- Real Estate Office
Management
- Valuation of Residential

remaining six (6) credits shall be in
Commission-approved
real estate courses, but not
necessarily those listed in the
above paragraph. They include, but
are not limited to:

- NAR Green Core Course
- Accredited Luxury Homes
Specialist
- Senior Real Estate
Specialist
- Commercial Real Estate
Development
- A maximum of only four credits
will be allowed for each course
and/or area of real estate study.

- Candidates may not apply credits
used to qualify for the
salesperson’s examination (for
example, from real
estate sales license courses Real Estate
Fundamentals or Real Estate
Practice) toward
fulfillment of the broker
education requirement.
Experience
Applicants must have completed 3
years as licensed salespersons before
applying to become a broker.
During their experience as real estate salespersons, broker
candidates are expected to have accumulated a minimum of 200
experience points. Generally, points are awarded for each
transaction initiated and successfully completed by the candidate.
The point system is occasionally revised by the state Real Estate
